NewSmyrna Beach permits short-term rentals in designated beachside overlay districts. The city actively monitors all platforms and enforcement is strict. Silver Sands and Bethune Beach fall under Volusia County jurisdiction (30-day minimum applies there).

Single-family homes within designated beachside overlay districts are STR-eligible. Inventory is heavily oceanfront. Properties in Silver Sands and Bethune Beach are NOT eligible (county jurisdiction).
